Frequency of testing (based on information from the HSE and the IEE)

Because all installations are different it may be possible to reduce the frequency of inspections, based on intial results.

The following should be taken as a guide

  • Initial test on a new tenancy agreement  (best practice)
  • Combined Inspection and Testing, 12 months

As landlord, it's your duty of care to prevent harm coming to your tenants from electrical appliances that you supply.

As well as the regulations on our law page, you are also subject to the The Consumer Protection Act 1987 as you are deemed to be supplying a service, the most important legislation however is:
The Electrical Equipment (Safety) Regulations, that became mandatory on the 1st of January 1997, state that all electrical appliances supplied with let accommodation must be safe. This applies to new and second-hand items and covers all electrical appliances supplied for the use of your tenant.
